Everything you need to know to find—and secure—your perfect island home.

1. Get Pre-Approved
Start by speaking with a lender to determine how much you can afford. If you’re military, ask about VA loan eligibility—these are widely used on island.
2. Define Your Needs
Think about your ideal location, home size, and budget. Consider commute times, school districts, and proximity to base or amenities.


3. Hire a Local Realtor
A Guam-based agent brings valuable knowledge of the island’s market, including neighborhoods, military-validated homes, and price trends. Your agent will advocate for your best interests throughout the process.
4. Start the Home Search
Tour properties that fit your criteria and budget. Be prepared to act quickly, as good homes—especially in central and northern Guam—often move fast.


5. Make an Offer
Once you find “the one,” your agent will help you draft a competitive offer, including any contingencies. You’ll usually include earnest money to show serious intent.
6. Home Inspection & Appraisal
Schedule a home inspection to check for issues and understand the home’s condition. Your lender will order an appraisal to confirm the home’s value matches the loan amount.


7. Finalize Your Loan
Submit final documents to your lender and secure homeowners insurance. Your agent and the title company will guide you through escrow and paperwork.
8. Closing Day
Meet at the escrow office to sign final documents. Once everything is processed and recorded, you’ll receive your keys and officially become a Guam homeowner!
