1. Prepare Your Property
Before listing, take time to clean, declutter, and make any needed repairs. A fresh coat of paint, tidy yard, and professional photos can go a long way in attracting serious buyers.
2. Choose the Right Real Estate Agent
Partner with a Guam-based realtor who understands the local market and buyer trends—including military relocation needs. The right agent will guide pricing, marketing, and negotiations from start to finish.


3. List Your Property
Once you're ready, your agent will list your home on the MLS and promote it across online platforms, social media, and their network. Open houses and showings help generate buyer interest.
4. Review Offers
As offers come in, your agent will help you evaluate the terms—not just price, but contingencies, financing, and closing dates. Negotiation is key to reaching a deal that works for you.


5. Enter Into Escrow
Once you accept an offer, the transaction enters escrow through a local title company. During this period, the buyer finalizes their loan, conducts inspections, and prepares to close.
6. Disclosures & Inspections
You’re required to disclose any known defects in the home. After inspections, the buyer may request repairs or credits, which your agent can help you negotiate fairly.


7. Close the Sale
Final documents are signed at the escrow office. Once the sale closes, funds are transferred and ownership officially changes hands.
8. Move Out
Leave the home clean and in good condition for the new owners. Make sure to turn over keys, garage remotes, and any manuals or warranties for appliances.
