Everything you need to know to rent smart and settle in with ease in Guam.

1. Determine Your Budget
Take a look at your monthly income and expenses to decide how much rent you can comfortably afford. Don’t forget to factor in utilities, internet, and other living costs.
2. Decide on Your Ideal Location
Think about what matters most—proximity to work or school, access to public transportation, or being near the beach or base. Guam offers options across the island, from Tamuning to Dededo to Yigo.


3. Work With a Realtor or Search Listings
Many rental listings in Guam are shared by licensed agents or posted on local MLS and social platforms. A realtor can help you find military-approved rentals or negotiate terms.
4. Tour Properties
Schedule showings and ask questions about what’s included—utilities, furnishings, appliances, or trash pickup. Look for signs of upkeep and security.


5. Submit a Rental Application
When you find a place you like, complete a rental application and provide ID, proof of income, and references. Some landlords may require a background or credit check.
6. Review and Sign the Lease
Once approved, carefully review the lease agreement and ask questions if anything is unclear. Be sure to understand the rent due dates, maintenance responsibilities, and renewal terms.


7. Move In
Complete a move-in inspection or checklist to document the home’s condition. Set up your utilities, internet, and renter’s insurance if required.
8. Respect the Lease Terms
Pay rent on time, take care of the property, and notify your landlord about any maintenance issues. If you're planning to move out, give proper notice as required in your lease.
